Our clients found a house in their price range on a beautiful street in a desirable Vancouver neighbourhood. Unfortunately, the house was dated and far too small for their family of five. Rather than tear the house down and build new, our clients wanted to keep the character of the home and renovate within their budget. The house would require an addition on the rear adding a 4th bedroom and en suite upstairs, a bump out on the main floor to enlarge the kitchen to include a family room and a mortgage helper rental suite in the basement with a separate entry.

We worked with the home owners to design an addition on the back that would suit the house and meet our clients' needs and budget. The house was gutted so we could upgrade the insulation, plumbing and electrical and install new windows. The addition on the back provided a spacious master bedroom and luxurious en suite upstairs. There was even enough room to include a convenient upstairs laundry room so our clients could add space to the basement rental suite. The modern, open concept kitchen on the main floor included a family room complete with entertainment center, fireplace and walk out to a beautiful deck overlooking the garden. Separate entry to the spacious rental suite provided privacy for the family and renters. The entry on the other side of the basement could be used by the family to access the mud room, children's playroom or walk out to the new patio and three car garage.
